Seattle City Council allows more urban chickens and bans roosters

The Seattle City Council has passed a measure upping the amount of chickens permitted in a city residence to 8 from 3. The same measure bans roosters from City property. Hundreds if not Thousands of Urban Farmers harboring illegal chickens can now breath a sigh of relief that they are now back within the fold of the law.

Current roosters will be grandfathered in giving them an unintended monopoly on the current chicken population. No chickens could be reached for comment however one rooster was heard to remark "woohoo"

How to find public tax information for a Thurston County Parcel

Thurston County tax information for a given parcel is easy to find. There are two options depending on what information  you are after. The first is www.geodata.org. Here you can input an address or parcel number for thurston county and it will give you the owner, current years tax amount and all sorts of other information including links to parcel maps with overlays that show flood zones, wetlands, zoning etc. If you are purchasing Olympia, Washington real estate this is an excellent tool. To use, go to the website, click on "Parcel Search" then acknowledge the disclaimer at the bottom. This will take you to the input page where you can put in your address or parcel number if you know it. When the deatils return it has links at the top of the page to open the address in Google maps etc. I have spent many hours using this website, if you have any questions please feel free to email me through my website and I would be happy to help you find the information you need.

 

Your other option is the Thurston County Assessors website here you can find information relating to the year over year assessments and taxes, permits, structures etc.

Locate Your Drainfield, How to request a record drawing from Thurston County

 Here in Thurston County we have many homes on septic systems. The proper care and feeding of your septic system will keep your drainfield healty. Knowing the location of your drainfield is important. You want to avoid driving vehicles, building, and planting certain things on the ground above your drainfield.

A good informational page by Thurston County Public Health and Social Services regarding your septic As-Built drawing can be found here.

The permit archives can be searched online here although not all of the records are online now. You will need your parcel number which you can find using Thurston County Geodata.

Olympia Harbor Days 2010 Schedule Sept. 3,4,5

This years Olympia Harbor Days is kicking off September 3rd from 5pm to 8pm at Percival Landing.

If you have never been to Harbor Days, it is an annual event where vintage, working and retired tugboats return to the South Sound for a weekend of food, entertainment and history. Many of the tugboats will be available for tour on Saturday and Sunday at noon they head out to participate in the Olympia Harbor Days Tugboat Races.

Friday the opening ceremonies and events are from 5pm to 8pm.

Olympia Pet Parade Saturday August 21st

Kids 16 and under will flood the streets of downtown Olympia wearing costumes and showing off their animal family memebers. This will be the 81st annual Pet Parade in Olympia. Parade participants number more than 1000 and a huge variety of pets are featured.

   Prizes are awarded in many catagories and donations are accepted of unopened bags and cans of pet food. The parade starts in Heritage Park on Water Street adjacent to Capitol Lake.  The parade route runs eight blocks to Sylvester Park on Legion Way.

Parade marchers will begin lining up at 8am and the parade begins at 10am. The judgeing is from 8:30 am to 9:45am at Heritage park in Olympia. The catagories are Pets, Wheels, Impersonations, Big Dogs, Little Dogs, and Floats. For more information contact Tammy at 360-754-5420

Time Magazine article on housing price reductions

There is an article in this weeks Time about housing price reductions. While a lot of the article seems silly, people reduce the price of their homes in any market, mainly due to the fact that they tend to shoot for the moon at first despite the best advice of their agent, one stunning important point to sellers is to look at the price of SOLD homes. Lets say it again together... look at the price of recently SOLD homes. It really doesn't matter what your neighbor up the street has his home listed for, anyone can list their home for any unreasonable amount. Its the sold homes that tell the story.

 If your home has been on the market for more than a month, ask your agent to compile a list of homes that have gone under contract during that time. That is very valuable data, that shows you what people are buying instead of your home, from there you can get an idea if you are priced to high or need to do some fixing up or both.

Title Insurance when Re-Financing your Loan

In case you refinance, the elderly loan is paid off (the "life" of the loan expires) as well as a new loan is issued for which the lender will need a new title insurance policyowner.
What about my original title insurance policyowner?
When you bought your home, you bought a Homeowners title policyowner. The Homeowners' policyowner stays in force as long as you or your heirs own the home. When you refinance, your lender will often need that you buy a new lender's policyowner to protect their new security interest in the property. Thus, you are purchasing a policyowner to protect your lender, not a new Homeowner's policyowner.
What could possibly have happened since I bought my home which warrants a new lender's policyowner?
Since the time that the original loan was made, you may have taken out a second trust deed on the house or had mechanic's liens, kid support liens or legal judgments recorded against you - events that could lead to serious financial losses to an unprotected lender. Regardless if it's been only 6 months or less since you bought or refinanced your home, a myriad of title defects could have occurred. While you may not have any title defects, lots of Homeowners do. The only way for a lender to adequately protect itself is to receive a new lender's policyowner each time you buy or refinance your home.
Are there any discounts available for title insurance on a refinance transaction?
Yes. Title companies offer a refinance transaction discount or a short-term rate. Discounts may even be available in case you use the same lender for your refinance loan & your original loan. Be positive to ask your title company how they can save you funds.
